We live in California and have some long term (it may have just happened but we just now found it) water damage to our bathroom that we want to file a claim We have heard that if you file a claim that it will make it difficult if not impossible for future buyers to purchase for your home…thus making it less desirable or much more difficult to sell.

We feel like this is why we have . Should we fix the problems by ourselves or would you file a claim? Any suggestions from brokers would be fantastic.

    Sort of true. Not so much in CA, but in the deep south, water claims mean potential mold claims. Most companies have since enacted some pretty strong mold exclusions on their policies, so it’s not so bad.

    HOWEVER. If you mean, can you sell your house with existing water damage – depending on the extent of the water damage, a new buyer would either not be able to buy insurance, or they would be given 30 days to repair the damage – not much time.

    So, as always, you have to ask yourself – how much is the damage. If you can repair it yourselves for under $1,000, or under or close to your deductible, do it yourself. If it’s going to cost thousands over the deductible, and you’re not in a mold prone area, then file the claim. And I don’t think most of CA has the same type of mold issues as the deep south.
